How much does it cost to paint a two-story house exterior in Cypress, TX? 2026 prices by ZIP

By the Homestimo team ·

Two-story suburban house with red-brown brick on the ground floor, light gray lap siding and a tall front gable upstairs, dark shutters, white trim and a white two-car garage door, a large oak in the front yard in late-afternoon fall light
A brick-and-siding two-story with a tall upper gable, the kind of home that makes up most of 77433. Illustration, not a specific Cypress address.

Painting the outside of a typical Cypress home costs about $3,400–$6,700 in 77429 and $3,900–$7,500 in 77433, based on Homestimo's 2026 pricing and Harris County records for 70,596 homes in the two ZIPs. More than half of those homes are two-story, and on the same 2,700 sq ft house a second floor raises the range from about $2,900–$5,000 to $3,600–$7,100, with most of the increase at the high end.

Cypress is two-story country. Harris County records show that 60% of single-family homes in 77433 and 52% in 77429 have two or more stories, well above the 40% share across the Houston area. That second floor, more than the size of the house, is what moves an exterior painting bill here, and it mostly moves the top of the range. Below are the ZIP numbers, what one extra floor adds to the same house, and what to look for in a quote for a two-story.

Cypress-area ZIP codes, ranked by two-story share

We counted every single-family home on the Harris Central Appraisal District's 2026 roll in Cypress's two ZIP codes and in the two Houston ZIPs just south of them, then priced the typical home in each (the home closest to the ZIP's median size, with its most common number of stories): mostly brick with painted siding, trim and soffits, good condition, pressure wash, caulk and two coats.

ZIP2+ storyExterior
7743360%$3,900–7,500
7709557%$3,300–6,500
7742952%$3,400–6,700
7708440%$2,400–4,300

2+ story = share of homes with two or more stories. Exterior = whole exterior of the typical home, paint and labor included. Homes counted: 77433 42,423 (median 2,670 sq ft, built 2014); 77095 19,960 (2,420 sq ft, 1997); 77429 28,173 (2,590 sq ft, 2003); 77084 27,238 (1,960 sq ft, 1992). 77429 and 77433 are Cypress mailing addresses; 77095 and 77084 are Houston mailing addresses next to Cypress.

The order follows the stories almost exactly. 77084's typical home is a one-story of about 1,960 sq ft, and its range tops out near $4,300. In the other three the typical home is a two-story, and the high end jumps past $6,500.

Same house, one more floor: what a second story adds

To separate stories from size, we priced one house three ways in the Homestimo engine: 2,700 sq ft of living area, built in 2014, mostly brick, one garage door, Harris County pricing. Only the number of stories changes.

StoriesExteriorLabor
1$2,900–5,000$2,300–4,400
2$3,600–7,100$2,900–6,200
3$4,200–8,400$3,400–7,400

Labor = the same job if you buy the paint yourself. The difference between the two columns is paint and supplies, about $600–$1,000 for these homes.

Going from one story to two adds about $700 at the low end but about $2,100 at the high end. The same floor area stacked on two levels has more outside wall (our model puts the painted wall area of this house at about 2,060 sq ft as a one-story and 2,910 sq ft as a two-story), and on a mostly brick home the upper floor is often where most of the siding is. A 2,700 sq ft three-story prices about the same as a 3,400 sq ft two-story ($4,200–$8,200): one extra floor is worth roughly 700 sq ft of house.

Why the top of a two-story range climbs

A wide range on a two-story is not padding. The low end is a house where the upper siding is sound and every wall can be reached with an extension ladder from flat ground. The high end is where the extra work sits:

Five things to check in a quote for a two-story

  1. How they will reach the high walls. Ask whether they work from extension ladders, set ladders on the lower roof, or rent a lift, and whether the lift is in the price. Federal construction rules for ladders (OSHA 1926.1053) call for extension ladders to be set at about a 1-to-4 angle and to reach at least 3 feet above the surface a worker steps onto. A crew that describes its setup this clearly has done two-stories before.
  2. Which upper surfaces are included. Gables, second-floor fascia and soffits, dormers and the chimney chase are the parts most often left vague. They should be named.
  3. Rot repair priced per board, with a cap. Upper fascia and trim are the boards nobody has looked at closely; the problem shows up only once scraping starts.
  4. The same product and coats upstairs. The quote should say two coats on all siding, with the product name, not two coats "where needed".
  5. Insurance in writing. Texas does not license house painters (they are not among the trades the Texas Department of Licensing and Regulation regulates), so ask for a certificate of general liability insurance sent by the insurer or agent.

Our four checks for any painting quote and five questions to ask before the holidays cover deposits and scheduling.

Example: a 2003 two-story in 77429

A home close to 77429's typical profile: 2,600 sq ft, two stories, built in 2003, mostly brick, one garage door. Priced with the Homestimo engine on Nov. 6, 2026:

Wood or siding board replacement is extra in every case. The ZIP table above shows $3,400–$6,700 for 77429 because it prices the actual home on record closest to the ZIP's median size, whose details differ slightly from this profile.

Older homes are less of a factor here than in central Houston: 6% of 77429 homes and 13% of 77084 homes were built before 1978 (none in 77433, 1% in 77095). If yours is one of them, a paid painter who disturbs old paint has to follow the EPA's lead-safe Renovation, Repair and Painting rule; see what that means for Houston homes built before 1978.

West of Cypress the pattern repeats: Katy house painting costs by ZIP puts 77494 (61% two-story) at $3,900–$7,600 against $2,500–$4,400 in 77449 (45% two-story). Every other Houston-area ZIP is in exterior painting costs in every Houston-area ZIP code.

How we got these numbers

Data: Harris Central Appraisal District (HCAD) 2026 roll in Homestimo's data set; single-family homes with 400–12,000 sq ft of living area, one row per property; ZIPs 77429, 77433, 77095 and 77084 (117,794 homes). Typical home = the home closest to the ZIP's median living area with the ZIP's most common number of stories. Area-wide two-story share (40%) is for the 213 Houston-area ZIPs with at least 100 homes. Prices = Homestimo estimate engine (engine-1.2): ZIP table run Oct. 20, 2026 with default exterior options; the stories comparison and the example use the same engine and Harris County pricing for the stated home profiles (Nov. 6, 2026). Painted wall area is the engine's estimate from size and stories, not a measurement. Shares rounded to whole percent, sizes to 10 sq ft. County records can be out of date, and estimates are planning ranges, not contractor quotes.

Frequently asked questions

How much does it cost to paint a house exterior in Cypress, TX?

For the typical home, about $3,400 to $6,700 in 77429 and $3,900 to $7,500 in 77433 (2026 planning ranges, paint and labor included, mostly brick homes in good condition). Homes with more siding or worn paint cost more.

How much more does it cost to paint a two-story house than a one-story?

On the same 2,700 sq ft mostly brick home in Harris County, about $3,600 to $7,100 as a two-story versus $2,900 to $5,000 as a one-story: roughly $700 more at the low end and $2,100 more at the high end.

Why is the price range so wide for a two-story exterior?

The low end assumes sound paint and walls reachable by ladder from the ground. Worn paint high up, gables that rise from a lower roof and more siding push a job toward the high end, and rot repair is priced on top.

What should a two-story painting quote include?

How the crew will reach the high walls (ladders, roof setup or a lift, and whether a lift is included), which upper surfaces are painted, rot repair priced per board with a cap, two coats on all siding with the product named, and a certificate of general liability insurance.
