How much does it cost to paint a house exterior in Katy, TX? 2026 prices by ZIP code

Painting the outside of a typical Katy home costs about $2,500–$4,400 in 77449 and $3,900–$7,600 in 77494, with 77493 ($2,700–$4,800) and 77450 ($3,300–$6,500) in between, based on Homestimo's 2026 pricing and county records for 118,459 Katy homes. The biggest reason for the gap is not the ZIP itself but whether the typical home has one story or two: in 77449 and 77493 most homes are one story, in 77450 and 77494 most are two.
"Katy" covers four ZIP codes and very different housing. The 1990s neighborhoods of 77450, the mostly 2000s subdivisions of 77449, the brand-new builds of 77493 and the larger, mostly two-story homes of 77494 all sit under the same city name, but an exterior repaint can cost almost twice as much in one as in another. Here is what the county records say about each ZIP and what that means for your quote.
Katy exterior painting cost, ZIP by ZIP (2026)
We counted every single-family home in the Harris and Fort Bend appraisal district rolls for the four Katy ZIP codes, then priced the typical home in each: the home closest to the ZIP's median size, with the ZIP's most common number of stories. Mostly brick with painted siding, trim and soffits, good condition, pressure wash, caulk and two coats.
| ZIP | Median | Exterior |
|---|---|---|
| 77449 | 1,890 sf | $2,500–4,400 |
| 77493 | 2,220 sf | $2,700–4,800 |
| 77450 | 2,490 sf | $3,300–6,500 |
| 77494 | 2,990 sf | $3,900–7,600 |
What the county rolls say about the homes behind those prices:
| ZIP | Homes | 2+ story | Built |
|---|---|---|---|
| 77449 | 37,670 | 45% | 2004 |
| 77493 | 24,469 | 47% | 2019 |
| 77450 | 19,899 | 56% | 1993 |
| 77494 | 36,421 | 61% | 2009 |
Median = median living area. Exterior = whole exterior for the typical home, paint and labor included. Homes = single-family homes on the 2026 county rolls (77494 is in Fort Bend County, the other three in Harris). 2+ story = share of homes with two or more stories. Built = median year built.
Across all 213 Houston-area ZIP codes we measured, the typical home's exterior runs about $3,350 at the midpoint, so 77449 and 77493 sit a little below the area norm and 77494 well above it. For the rest of the region, see exterior painting costs in every Houston ZIP code. Next door in Fort Bend County, Sugar Land's three ZIP codes run from about $2,700 to $7,800 for the typical home.
Why 77450 jumps above 77493 even though the homes are similar in size
The median home in 77493 (2,220 sq ft) is only about 270 sq ft smaller than in 77450 (2,490 sq ft), yet the typical 77450 home costs roughly $600–$1,700 more to paint. The reason is the tipping point in stories: 47% of 77493 homes have two stories, so the typical home there is a one-story; in 77450 it is 56%, so the typical home is a two-story. On a two-story house the crew works from taller ladders or scaffolding, the walls above the brick line are usually siding, and there is more soffit and fascia to reach.
You can see the same effect by pricing one 2,500 sq ft home both ways (mostly brick, good condition, one garage door):
| Home | Total | Labor |
|---|---|---|
| 1 story | $2,700–4,800 | $2,200–4,200 |
| 2 story | $3,400–6,700 | $2,900–6,000 |
Same size, about $700–$1,900 more for the second story. So before you compare your quote with a neighbor's, check how many stories the county has on file for each house; your Harris or Fort Bend appraisal district record shows it.
Worked example: a 77449 one-story vs. a 77494 two-story
Two common Katy homes, both mostly brick with painted siding on the gables, trim, soffits, two entry doors and one garage door, in good condition. "Labor" is the same job with the homeowner buying the paint; the difference is roughly what the paint and supplies add: about $450–$500 on the 1,900 sq ft one-story (77449 row) and $800–$1,000 on the 3,000 sq ft two-story (77494 row).
| Home | Total | Labor |
|---|---|---|
| 77449 | $2,300–4,100 | $1,850–3,600 |
| 77494 | $3,900–7,600 | $3,100–6,600 |
The 77449 example comes in slightly under that ZIP's table row because the table prices real typical homes from the county record (including their measured building outline), while this example uses a standard home profile. Labor is roughly 80–88% of the bill in both cases, which is why the paint brand on the quote matters less than the prep and the crew's hours. Three things move these two homes the most:
- More siding. If the 3,000 sq ft home is about half brick, half siding, the range climbs to about $5,100–$9,900; the 1,900 sq ft one-story becomes about $2,900–$5,200.
- Prep. Some peeling and failed caulk ("some" wear in our estimate) takes the two-story to about $4,300–$9,000 and the one-story to about $2,500–$4,800.
- A big color change. Going from a light to a much darker body color (or the reverse) adds an extra coat: about $4,100–$8,400 on the two-story.
If you want the reasoning behind each line of a written quote, four things to check in a painting quote walks through prep, coats, wood rot and payment terms.
Before you book: HOA approval is common in Katy subdivisions
Most Katy homes sit in master-planned communities with deed restrictions. A March 2026 neighborhood news piece on Cinco Ranch lists painting siding, trim, brick accents, shutters and garage doors among projects that typically need architectural review, and notes that even repainting the same color often needs a request. Rules differ by association, so read your own CC&Rs and architectural guidelines and submit the color samples before the crew is scheduled. The City of Katy permit page lists permits for new construction, remodeling, roofing and similar work; painting is not on that list, but call the city if your job includes siding replacement or structural repairs.
Older homes in 77450
Only 77450 has a meaningful share of older housing: 14% of its homes were built before 1978 (77493 has 4%, 77449 and 77494 effectively none). For homes built before 1978, the EPA's Renovation, Repair and Painting rule requires a lead-safe certified firm when painting work disturbs more than 20 sq ft of exterior paint, which adds containment and cleanup time. Our look at Houston-area homes built before 1978 explains what to ask the painter.
When to paint in Katy
Late fall is a good window: the National Weather Service Houston/Galveston office lists the normal November high for Houston at 72.6°F and the low at 51.5°F, comfortably inside most exterior latex labels. Morning dew and rain are the bigger risk than cold. See why fall works for exterior painting in the Houston area for the weather details.
