How much does it cost to paint a house exterior in Richmond and Fulshear, TX? 2026 prices by ZIP for newer homes

Painting the outside of a typical Richmond or Fulshear home costs about $2,600–$4,500 in 77469, $2,900–$5,200 in Fulshear's 77441, $3,400–$6,700 in 77407 and $3,600–$7,100 in 77406, based on Homestimo's 2026 pricing and Fort Bend County records for 87,503 homes. Most of these homes were built after 2010, so for many owners this is the first repaint since the builder, and if the siding still looks fine, a trim-and-soffits-only refresh on a 2013 two-story runs about $2,400–$4,600 instead of a full repaint.
Richmond and Fulshear are where Fort Bend County has been building fastest. The median home in 77406 and 77407 was built in 2013, in 77469 in 2014, and in Fulshear's 77441 in 2021, and almost none of them predate 1978. That changes the usual painting question. Owners here are rarely deciding how much rot to fix on a 40-year-old exterior; they are deciding when the builder's paint has done its job, whether to repaint everything or only the parts that wear first, and whether to keep the builder color. Here is what the county records and our pricing say.
Richmond and Fulshear ZIP codes, built mostly after 2010
We counted every single-family home on the Fort Bend Central Appraisal District's 2026 roll in the four ZIP codes and priced the typical home in each (the home closest to the ZIP's median size, with its most common number of stories): mostly brick with painted siding, trim and soffits, good condition, pressure wash, caulk and two coats.
| ZIP | Built | Exterior |
|---|---|---|
| 77469 | 2014 | $2,600–4,500 |
| 77441 | 2021 | $2,900–5,200 |
| 77407 | 2013 | $3,400–6,700 |
| 77406 | 2013 | $3,600–7,100 |
Size and stories of the same homes:
| ZIP | Size | 2+ story |
|---|---|---|
| 77469 | 2,310 sf | 34% |
| 77441 | 2,820 sf | 44% |
| 77407 | 2,520 sf | 53% |
| 77406 | 2,660 sf | 51% |
Built = median year built. Exterior = whole exterior of the typical home, paint and labor included. Size = median living area. 2+ story = share of homes with two or more stories. Homes counted: 77469 23,725; 77441 16,605; 77407 23,713; 77406 23,460. Built before 1978: 77469 7%, 77406 1%, 77407 and 77441 0%. ZIPs 77406, 77407 and 77469 are Richmond mailing addresses, which cover much more than the City of Richmond itself.
Why the biggest homes, in Fulshear, are not the most expensive to paint
Fulshear's 77441 has the largest median home of the four (2,820 sq ft), yet its typical exterior costs less than 77406 or 77407. The reason is stories: fewer than half of 77441 homes (44%) are two-story, so its typical home is a big one-story, while in 77406 and 77407 just over half are two-story and the typical home is a two-story. A second floor means ladders on every wall, more siding above the brick line (on a mostly brick home, the upper floor is often the only painted wall area) and gables high off the ground. A 2,820 sq ft one-story spreads its painted trim and soffits along the ground floor, where a crew can work from short ladders.
77469 is the least expensive mainly because its homes are smaller and more often one-story (34% two-story). For the neighboring ZIPs, see Katy house painting costs by ZIP (77494 borders Fulshear) and Sugar Land exterior painting costs by ZIP, where the homes are a decade or two older.
Full repaint or trim and soffits only?
On a mostly brick home, the parts that usually show wear first are the painted wood and fiber-cement pieces: fascia boards and soffits under the roofline, window trim, the trim around the garage door, and the gables and siding on the second floor. Brick does not need paint. Homestimo's estimate lets you price the two scopes separately, so you can see what a first refresh costs before deciding on a full repaint:
| Built | Full | Trim |
|---|---|---|
| 2013 | $3,500–6,900 | $2,400–4,600 |
| 2021 | $2,900–5,100 | $2,100–3,800 |
2013 = a 2,600 sq ft two-story built in 2013 (typical of 77406 and 77407). 2021 = a 2,800 sq ft one-story built in 2021 (typical of 77441). Both mostly brick, good condition, one garage door, Fort Bend County pricing. Full = siding, gables, trim, soffits and doors. Trim = the estimate's "Trim & soffits only" scope.
A trim-only job saves roughly a third on the two-story, but it only makes sense when the siding paint is still sound. If the upper-floor siding on the sunny sides is noticeably faded or chalky, painting only the trim makes the difference more visible, and a full repaint a few years later means paying for setup twice.
Example: what a 2013 Richmond two-story could cost
Take the typical home in 77406 or 77407: about 2,600 sq ft, two stories, built in 2013, mostly brick with painted siding upstairs, two entry doors and one garage door. Priced with the Homestimo engine ("labor" is the same job if you buy the paint yourself):
- Siding still sound, same color: about $3,500–$6,900; labor about $2,900–$6,000, so paint and supplies are roughly $600–$900.
- Some peeling and split caulk (common on the west and south sides after a decade of Houston sun): about $3,900–$8,200.
- Switching away from the builder color: about $3,700–$7,700, because a big color change usually needs extra coverage.
- Half brick, half siding instead of mostly brick: about $4,800–$9,200.
For a 2,300 sq ft one-story built in 2014 (typical of 77469), good condition runs about $2,600–$4,500 and some wear about $2,800–$5,400. None of these include wood or siding board replacement; ask each painter to price it per board with a cap. Four things to check in a painting quote explains how to read that line, and the same ranges for the rest of the metro are in exterior painting costs in every Houston-area ZIP code.
Changing the builder color? Get HOA approval first
Many homes in these ZIPs are in master-planned communities with deed restrictions. A Fulshear-area HOA guide on planning exterior improvements notes that painting siding, trim, brick accents, shutters or garage doors typically requires approval, even when you keep the existing color scheme, and that requests usually go through the community's online portal with a project description, color samples and contractor information. Rules differ by community, so read your own deed restrictions and wait for the approval letter before booking the crew. If you want to keep the builder color, ask your HOA or builder for the exact paint name and formula; painters match from that far better than from a faded wall.
Who may paint your house: Texas, Fulshear and what to ask
Texas does not license house painters. Painting is not one of the trades regulated by the Texas Department of Licensing and Regulation, which licenses electricians and air-conditioning contractors, among others. So a state license number is not something to ask a painter for; insurance and a written scope are.
Inside Fulshear city limits there is one more step. The City's planning services page lists painting among improvements that do not need a building permit, but says all contractors working within city limits must register with the City ($200) and carry at least $1,000,000 in general liability insurance. Outside city limits, and in the Richmond ZIPs, check with your city or the county.
- Ask for a certificate of insurance showing general liability, sent from the insurer or agent, not a photo of a card.
- In Fulshear, ask whether the company is registered with the City.
- Get the scope in writing: which surfaces, how many coats, the product name, and how rot repair is priced.

How much does exterior painting cost in Fulshear, TX?
About $2,900 to $5,200 for the typical 77441 home, a 2,800 sq ft one-story built around 2021. A trim-and-soffits-only refresh on that home runs about $2,100 to $3,800.
Can I paint just the trim on my newer Fort Bend home?

Do painters need a license in Texas?
No. Texas does not license house painters, so ask for a certificate of general liability insurance and a written scope instead. Inside Fulshear city limits, contractors must also register with the City and carry at least $1,000,000 in general liability coverage.
