Rushing to paint before the holidays? 4 things to check in the quote

Before you sign a fast painting quote, check four things: that prep (pressure washing, scraping, caulking) is written in, how many coats you are paying for, how wood rot will be priced, and whether the total fits a fair local range. For a 2,000 sq ft one-story Houston home, that range is about $2,400–$4,200 for a mostly brick exterior and $4,200–$7,600 for all siding in Homestimo's October 2026 pricing.
Halloween is next week and Thanksgiving is November 26. If you want the trim fresh or the living room repainted before guests arrive, you may be collecting quotes fast, and painters booking up for the season may be writing them fast too. A quick quote is not a bad quote. But a one-line quote ("Paint exterior, $4,800") can't be compared with anything, and the gaps usually show up as change orders later.
Here are the four lines we would check first, with Homestimo's Houston numbers so you can see what each one is worth.
First, know the fair range for your home
A 2,000 sq ft one-story Houston home in good condition, two coats, one garage door, priced with the painter supplying the paint:
| Walls | Labor | Total |
|---|---|---|
| Brick* | $1,900–3,700 | $2,400–4,200 |
| Half | $2,500–4,700 | $2,900–5,300 |
| Siding | $3,400–6,600 | $4,200–7,600 |
*Mostly brick: only siding, gables and trim are painted. "Half" is about half brick, half siding. Labor is the same job with you buying the paint. Source: Homestimo pricing model, October 2026.
Inside, the same home runs about $4,200–$5,900 for walls only, and $7,800–$12,500 with ceilings, trim and doors. That gap is the most common reason two interior quotes look far apart: they are not pricing the same job.
1. Is the prep written in?
On an exterior job, prep is where the hours go: pressure washing, scraping loose paint, and caulking gaps around trim, windows and doors. Homestimo's ranges include all three. If a quote only says "paint," ask which of them are included and get the answer added to the quote.
Condition matters too. If your trim has some peeling or failed caulk, our model adds 10–20%, so the half-brick home above moves from $2,900–$5,300 to $3,200–$6,400. A quote at the low end of the good-condition range on a house with visible peeling is worth a second question: how will they get it ready?
2. How many coats, and what product?
Our ranges assume two coats. A big color change, such as going from light beige to a dark charcoal, can need a primer or an extra coat. On the exterior our model adds 5–12% for that; inside it adds 10–20%, because walls show coverage problems more.
Ask the painter to write the number of coats and the product line on the quote. "Two coats of [product line]" is something you can check. "Premium paint" is not.
3. How will wood rot be priced?
Houston humidity is hard on fascia boards, window sills and door frames, and rot often isn't visible until the old paint comes off. Homestimo's ranges do not include rot repair, and many quotes don't either. That is fine, as long as you know how it will be charged:
- per board or per linear foot, at a price written in the quote, or
- a set allowance, with anything above it approved by you before the work is done.
What you want to avoid is "rot repair as needed" with no price. That is an open checkbook in the week before your guests arrive.
4. Does the total fit, and do the terms?
Once the scope is clear, compare the total with a fair range for your home. A quote well below it may be missing prep or coats; one well above it may include extras you didn't ask for. Ask either way.
Then read the payment terms. The Federal Trade Commission advises against paying the full cost up front and against making the final payment before the work is done and you are satisfied. An FTC consumer alert calls a one-third deposit standard; Homestimo's Quote Compare flags deposits above a third. The FTC also lists what a written contract should have, including the contractor's contact details, estimated start and finish dates, every verbal promise about the work, and no blank spaces when you sign.
Same house, four scopes
Here is how the fair range for that 2,000 sq ft half-brick Houston home moves as the scope changes. If two quotes differ by this much, scope is the first thing to compare:
| Scope | Total |
|---|---|
| Baseline | $2,900–5,300 |
| Color change | $3,100–6,000 |
| Peeling | $3,200–6,400 |
| Both | $3,400–7,100 |
Baseline: good condition, repainting a similar color. Color change: a big change, such as beige to charcoal. Peeling: some peeling paint and failed caulk. Homestimo pricing model, October 2026. Wood rot repair is not included in any row.
One more check for older homes
If your home was built before 1978, ask whether the company is lead-safe certified. The EPA's lead-safe rules apply to paid painting and renovation work that disturbs paint in older homes, and the extra containment and cleanup take time. Our model adds 10–20% for interior work in pre-1978 homes for that reason. A quote that is far below the range on an older house may not include it.
Before you sign
- Get every quote in writing, with the same scope, so you can compare like with like. The FTC suggests asking for an explanation when estimates differ a lot, rather than simply taking the lowest.
- Make sure the start and finish dates are written in, especially if the deadline is a holiday.
- Already have a quote? Upload it to Quote Compare. It reads the quote, compares the total with a fair range for your home and lists what looks missing, free. Or get a free estimate for your own address, with labor and materials shown apart.

Frequently asked questions
How do I know if a painting quote is fair?
First make sure it lists the scope: which surfaces, prep, number of coats and product. Then compare the total with a range for a home like yours. For a 2,000 sq ft one-story Houston home, Homestimo's October 2026 range is about $2,400 to $4,200 for a mostly brick exterior and $4,200 to $7,600 for all siding.
How much deposit should a painter ask for?
An FTC consumer alert calls a one-third deposit standard, and the FTC advises against paying the full cost up front or making the final payment before the work is finished. Homestimo's Quote Compare flags deposits above a third.
Does a painting quote usually include wood rot repair?
Often not. Homestimo's ranges do not include it either. Ask how rot will be priced, per board or foot or as an allowance, and agree that you approve any extra before the work is done.
Does a big color change cost more?
It can, because it may need primer or an extra coat. Homestimo's model adds about 5 to 12 percent for a big color change on an exterior and 10 to 20 percent on interior walls.
Prices are Homestimo's Houston-area planning ranges (pricing updated October 2026), not contractor quotes. Contract, payment and estimate guidance is from the Federal Trade Commission's consumer pages; the lead-safe rule is from the U.S. Environmental Protection Agency, both checked October 2026. This is general information, not legal advice. Your price depends on your home, your contractor and the exact scope; get several written quotes before you hire.
