Painting a porch floor before Halloween: Houston costs, timing and what to check

One Houston porch contractor publishes $1.50–$3.50 per sq ft to repaint a porch floor ($2.00–$4.00 to stain and seal), so a typical 8×24 ft front porch comes to about $290–$670 for paint, before railings, steps or repairs. Porch paints need 50–90°F to go on and about 72 hours before normal use, so for Halloween night plan to have the last coat on by Tuesday, October 27.
The front porch is the first thing trick-or-treaters, guests and buyers see, and in Houston it takes a beating: sun, summer storms, humidity and a lot of foot traffic. A worn porch floor is also one of the smaller exterior jobs you can get done before the holidays. Here is what it costs, how the calendar works this month, and what to check before anyone opens a can of paint.
What a porch floor repaint costs in Houston
Houston Porch, a local porch contractor, publishes $1.50–$3.50 per sq ft for porch floor repainting and $2.00–$4.00 per sq ft for stain and seal, with railings, spindles and ceilings priced separately. Applied to common porch sizes:
| Size | Paint | Stain* |
|---|---|---|
| 6×10 | $90–$210 | $120–$240 |
| 8×15 | $180–$420 | $240–$480 |
| 8×24 | $290–$670 | $380–$770 |
| 10×30 | $450–$1,050 | $600–$1,200 |
*Stain and seal. Porch sizes: 60, 120, 192 and 300 sq ft, from an entry stoop to a wraparound section. Floor area times the contractor's published per-square-foot range, rounded to the nearest $10. Railings, steps, ceilings and repairs are extra. Very small jobs often carry a minimum charge, so a stoop may cost more than the table suggests; ask.
A worked example: an 8×24 ft porch
- Area: 8 × 24 = 192 sq ft.
- Paint, labor and materials: 192 × $1.50–$3.50 ≈ $290–$670. The low end fits a sound floor that needs a clean and a fresh coat; the high end fits peeling paint, sanding and more prep.
- How much paint: BEHR lists its anti-slip porch paint at up to 100–150 sq ft per gallon on smooth surfaces (75–125 on rough ones). Two coats on 192 sq ft is roughly 3–4 gallons on a smooth floor.
- Often on top: steps, railings and spindles, the porch ceiling, and any soft or rotten boards. Ask for those as separate line items so you can compare quotes fairly.
If the porch is part of a bigger refresh, it can be cheaper to add it to a full exterior job than to book it alone. See what fall exterior painting costs in Houston, or get a free exterior estimate for your address.
Paint or stain?

|---|---|---|
| Per sq ft | $1.50–$3.50 | $2.00–$4.00 |
| Look | Solid color | Grain shows |
| Surfaces | Wood, slab | Bare wood |
| Recoat | Less often | 1–3 years |

Four things to check first
1. The product is made for floors
Wall paint is not built for foot traffic. Ask for a porch and floor paint by name. Read its limits, too: Valspar's latex porch and floor enamel, for example, is listed for porches and patios but not for exterior wood decks or garage floors.
2. Steps get an anti-slip finish
BEHR's own label warns that painted surfaces may become slippery when wet. Ask whether the painter will use a textured anti-slip porch paint or add an anti-slip additive, at least on the steps and the area in front of the door. With trick-or-treaters on the steps, this matters more than the color.
3. The forecast, not just the calendar
The BEHR anti-slip porch paint and the Valspar enamel both list an application range of 50–90°F, and BEHR notes longer dry times in cooler, more humid weather. Houston's normal November low is about 51.5°F, according to the National Weather Service Houston/Galveston office, so late-fall nights can get close to that floor. Porch floors also "sweat" on humid mornings. A good painter starts after the surface is dry and stops early enough for the paint to set before evening dew.
4. Time before mats, rugs and furniture
BEHR lists 2 hours to touch and 4–6 hours before a recoat, but says to allow 72 hours before normal use. That is the number to plan Halloween around: with October 31 on a Saturday, the last coat should be on by Tuesday, October 27, with Wednesday as a weather backup. Put the doormat, planters and rocking chairs back last.
Concrete porches and older homes
- New concrete has to cure first. BEHR says to let new concrete cure 30 days before painting; Valspar says at least 60 days for its enamel. If your porch slab is new, painting before Halloween may simply be too soon.
- Bare or smooth concrete needs extra prep so the paint can grip. Make sure the quote says how the concrete will be prepared and primed, not just "paint porch".
- Homes built before 1978. Old paint may contain lead. The EPA's Renovation, Repair and Painting rule requires paid contractors who disturb paint in pre-1978 homes to be lead-safe certified. Scraping and sanding a porch floor counts, so ask for the certification.
Getting the porch ready for the painter
- Clear it out: furniture, planters, decorations, the doormat and anything hanging low from the ceiling.
- Plan another way in. For about three days the front door is off limits for normal traffic. Use the garage or back door, and keep pets and package deliveries away from the fresh floor.
- Changing the color? If you live in a deed-restricted neighborhood, check whether your HOA wants to see a new porch color. Repainting the same color is usually simpler.
- Decorate last. Pumpkins and doormats can leave marks and trap moisture on paint that has not had time to harden.
What to ask before you hire
- Which product, sheen and number of coats, and is the anti-slip finish included?
- What prep is included: cleaning, mildew removal, scraping and sanding, spot-priming bare wood?
- How are soft boards and repairs priced, per board or per foot?
- Are steps, railings and the ceiling included or priced separately?
- What happens if rain or a cold night pushes the schedule?

Frequently asked questions
How much does it cost to paint a porch floor in Houston?
One Houston porch contractor publishes $1.50 to $3.50 per square foot to repaint a porch floor and $2.00 to $4.00 per square foot to stain and seal. For an 8 by 24 foot porch (192 sq ft), that is about $290 to $670 for paint, before railings, steps or repairs.
How long after painting a porch floor can you walk on it?
It depends on the product. BEHR lists its anti-slip porch paint as dry to the touch in about 2 hours, but says to allow 72 hours before normal use. Wait before putting back doormats, rugs and furniture.
Can you paint a porch floor in cool fall weather?
Usually, within the label limits. The BEHR and Valspar porch paints both list 50 to 90°F for application, and drying takes longer in cool, humid weather. Paint on a dry surface and leave time for the paint to set before evening dew.
Should porch steps have anti-slip paint?
It is a good idea. Painted floors can be slippery when wet. A textured anti-slip porch paint or an anti-slip additive on the steps and landing adds grip; ask your painter to include it.
Can I paint a new concrete porch right away?
No. BEHR says new concrete should cure 30 days before painting, and Valspar says at least 60 days for its porch and floor enamel. Bare concrete also needs proper preparation so the paint can grip.
